Living in Englewood, FL (2026): Manasota Beach, Costs and Which County Side Fits
Living in Englewood FL means beaches, Lemon Bay and Old Florida charm, plus one quirk: two counties. Here's what each side means for costs, services and your search.

Living in Englewood, FL suits buyers who want beach access, a slower Old Florida pace, and more room than the barrier islands usually offer. The catch is that Englewood sits in two counties, so the side of the line your home is on affects your taxes, fees and county services.
Key Takeaways
- Englewood straddles Charlotte County and Sarasota County. Taxes, fees and county services differ by side. Check the county for every parcel you look at.
- Three beaches anchor daily life: Manasota Beach Park (Sarasota County side), plus Englewood Beach and Stump Pass Beach State Park (Charlotte County side).
- Charlotte County is a balanced market right now: median list price $340,000, median sold price $315,000, 89 median days on market and 5.1 months of supply, based on tax records, county records, and MLS data.
- Waterfront costs more and moves slower: the county waterfront median list price is $549,000 with 110 median days on market.
- Englewood trades convenience for character. You give up some of the shopping and services of Port Charlotte or Punta Gorda for beaches, Lemon Bay and a quieter feel.
Manasota Beach, Englewood Beach and Stump Pass: Beach Life When Living in Englewood FL
The beaches are the main reason people look here. I tell clients to visit all three before deciding, because each has its own feel.
Manasota Beach Park (Sarasota County side)
Manasota Beach Park is on Manasota Key, on the Sarasota County side. It's a Gulf of America beach with a more natural, low-key setting. Sunsets here are the real show. If you end up buying on the Sarasota County side of Englewood, this is likely your home beach.
Englewood Beach (Charlotte County side)
Englewood Beach is on Manasota Key in Charlotte County. This is the beach most locals mean when they say "going to the beach." It's an easy, casual Gulf beach day: towels, shelling, a walk at the water's edge, then lunch nearby.
Stump Pass Beach State Park (Charlotte County side)
Stump Pass Beach State Park sits at the south end of Manasota Key, also on the Charlotte County side. It feels wilder, with a longer beach walk and a more natural shoreline. If you like quiet stretches of sand and watching boats come and go, put this one on your list.
Here's what matters: beach access is a lifestyle draw, but it doesn't change which county your home is in. Check the parcel, not the nearest beach.
Charlotte County Side vs Sarasota County Side of Englewood
This is the part most out-of-town buyers miss. "Englewood" is a mailing address and a community name, not a single government. The county line runs right through it.
What changes depending on the side:
- Property taxes. Millage rates, special assessments and non-ad valorem fees are set separately by each county and its taxing districts.
- County services. Trash and recycling, utilities, permitting and building departments, and parks programs depend on the county.
- Permits and rules. If you plan to remodel, add a pool, rebuild a dock or replace a seawall, the permitting office depends on the county.
- Schools. Each county runs its own school district. If schools matter to you, check the district's official boundary and school information directly.
How to check: look up the address on the Charlotte County Property Appraiser or Sarasota County Property Appraiser website. You'll see the county, the taxing districts and the current tax bill. Then call the tax collector to confirm what your bill would look like after the sale, since a new owner's assessed value can reset.
This is general information, not tax or legal advice. Talk with a tax professional, the county property appraiser and the tax collector about your specific situation.
I tell clients not to pick a side because someone said one county is "cheaper." The numbers depend on the specific parcel, the taxing districts and the assessments. Pull the records and compare real homes side by side.
What Living in Englewood FL Costs
I only quote numbers I can back up. The snapshot I'm working from covers Charlotte County as a whole, plus Port Charlotte and Punta Gorda. It doesn't break out Englewood on its own, so use these as a frame, not a price tag for any one street. All figures are from tax records, county records, and MLS data as of October 19, 2026.
Charlotte County overall: - Median list price: $340,000 - Median sold price: $315,000 - Active listings: 3,014 - Median days on market: 89 - Months of supply: 5.1 - Market status: Balanced Market - Year-over-year sales trend: 0%
Specialty slices (countywide): - Waterfront median list price: $549,000, with 858 active listings and 110 median days on market - New construction median list price: $369,450, with 772 active listings
What that tells me: with 5.1 months of supply and flat year-over-year sales, buyers have time to look, compare and negotiate. Sellers need sharp pricing. You can track the latest in our Charlotte County market statistics.
Beyond the purchase price, budget for: - Homeowners and flood insurance. Get quotes from a licensed agent early, before you write an offer. Flood zone and elevation make a big difference. - Property taxes and assessments. These depend on the county side, as covered above. - HOA or deed-restriction fees, if the neighborhood has them. Some Englewood areas have no HOA at all. - Waterfront upkeep, like dock and seawall maintenance, if you buy on the water.
Charlotte County rebuilt extensively after Hurricane Ian in September 2022. Ask for permit history, roof age and any repair records on any home you consider. Our hurricane prep guide covers what to look for.
Pros and Cons of Living in Englewood FL
I try to be fair about this. Englewood is a great fit for some buyers and the wrong fit for others.
Pros
- Beach access on Manasota Key, with three beaches to choose from.
- Lemon Bay for kayaking, paddleboarding and calm-water boating.
- Old Florida feel. Low buildings, local restaurants and a laid-back pace.
- Variety of homes: canal homes, inland neighborhoods, condos, deed-restricted and non-HOA areas.
- Golf nearby, including Rotonda West with its 99 holes.
Cons
- Two-county confusion on taxes, permits and services. Very manageable once you know to check.
- Fewer big-box stores and medical options right in town compared with Port Charlotte. Some errands mean a drive.
- Seasonal traffic picks up in winter, especially on beach roads.
- Insurance and flood exposure near the water. Get quotes early.
- Boating routes vary by canal. I don't quote bridge heights for Englewood canals. Verify clearance for your specific route and boat with a local captain, marina or the county before you buy.
Englewood vs Port Charlotte and Punta Gorda
Buyers often compare these three. Here's how I break it down.
Port Charlotte - Median list price: $325,000 | Active listings: 1,303 | Median days on market: 80 | Balanced Market - The most affordable canal homes of the three, plus more shopping and services. - Boating matters here: Port Charlotte freshwater canals end at a culvert under Tamiami Trail (US-41). Water flows through, but boats can't pass, so there's no harbor or Gulf access by boat. Saltwater powerboat canals have 10-foot bridges, so check the clearance for your boat. Sailboat-access canals have no bridges and a clear path to Charlotte Harbor and the Gulf of America.
Punta Gorda - Median list price: $349,000 | Active listings: 1,129 | Median days on market: 96 | Balanced Market - A walkable downtown on the harbor and well-known canal communities. - Punta Gorda Isles has a powerboat section with 13-foot fixed bridges and a sailboat section with no bridges. Burnt Store Isles (deed-restricted, not gated) has no bridges but a 20-foot beam limit at the mangrove cut into Alligator Creek.
Englewood - The beach town of the three. You trade some convenience for Gulf beaches and Lemon Bay. - The snapshot doesn't list a separate Englewood median, so ask me for current comps on the specific area you like.
If your priority is beach time, Englewood usually wins. If it's a short drive to shopping and doctors, Port Charlotte often fits better. If you want harbor boating and a downtown, look hard at Punta Gorda. See all three on our all Charlotte County communities page, or start with the Englewood community page.
Events, Markets and Getting a Feel for Town
The best way to judge Englewood is to spend a weekend like a local. Walk the historic Dearborn Street area, check for farmers markets, art walks and seasonal festivals, and eat where the locals eat. Schedules change from season to season, so check the current Englewood and Charlotte County event calendars before your trip. Fall and winter are the busiest stretch for outdoor events.
Then do the same in Port Charlotte and Punta Gorda. You'll know fast which one feels right.
What I Tell Clients
I've been licensed since 2002 and have sold waterfront real estate in Charlotte County for over 20 years. Here's the short version I give buyers looking at Englewood:
- Check the county on every parcel. Don't assume. Pull the property appraiser record.
- Get insurance quotes before you fall in love. Insurance can change your monthly budget more than a few thousand dollars on price.
- Verify boat routes yourself. If you own a boat, confirm clearance and the route with a local captain or marina for the exact canal.
- Use the balanced market. With 89 median days countywide and 110 for waterfront, there's room to negotiate thoughtfully.
- Visit in season and off season. Englewood in February and Englewood in August are two different places.
When you're ready, browse current MLS listings or look at waterfront homes to see what's available.
