All information should be independently verified by the buyer.

3. No Brokerage Relationship

Use of this website does not establish a brokerage relationship, agency agreement, or fiduciary duty between you and Charlotte County Properties Inc. A formal client relationship is created only through a signed written agreement.

4. Home Valuations & Market Estimates

Any automated home valuations, market reports, or pricing estimates provided through this website are approximate and intended for informational purposes only. They are not formal appraisals and should not be relied upon for transactional decisions without a professional property appraisal.

5. User-Submitted Information

When you submit information through forms on this site (e.g., contact forms, valuation requests, booking forms), Charlotte County Properties Inc. may reply to your request by email or by a personal phone call. We send text messages, and automated or AI-generated calls, only if you check the separate, unchecked-by-default consent box on the form, text us first, or say yes on a call when we ask if we may text you. Some replies are written by our AI assistants on behalf of Leo Albanes; you can ask for a person at any time.

  • Message frequency varies based on your inquiry and your replies.
