Charlotte County Real Estate Market Update: Mid-July 2026 — Prices Below 5-Year Average, Sales Climbing
The real mid-July 2026 numbers for Punta Gorda, Port Charlotte, and Charlotte County waterfront — including the 5-year price trend data most market updates skip entirely.
Charlotte County home prices are sitting below their five-year averages. Sales are climbing. Those two things happening at the same time is worth paying attention to — and most market updates skip the five-year trend entirely.
Here are the real mid-July 2026 numbers, updated July 17, 2026 from Stellar MLS.
Punta Gorda
Punta Gorda: - Median sold price: $320,000 (down 5.1% year over year) - Median list price: $339,000 - Active listings: 1,160 homes | 4.6 months of supply - Average days on market: 99 - Recent closed sales: 237 transactions (up 24.3% year over year) - Price trend: -13.5% compared to 5-year average - Key communities: Punta Gorda Isles, Historic District, Burnt Store, Seminole Lakes
Prices down nearly a quarter below the recent peak. Sales up almost 25%. Waterfront communities in Punta Gorda Isles and Burnt Store continue to anchor the top of the price range.
Port Charlotte
Port Charlotte: - Median sold price: $310,000 (down 3.4% year over year) - Median list price: $330,000 - Active listings: 1,252 homes | 4.9 months of supply - Average days on market: 106 - Recent closed sales: 249 transactions (up 8.8% year over year) - Price trend: -0.6% compared to 5-year average - Key communities: Deep Creek, South Gulf Cove, El Jobean, Harbour Heights, Murdock
Port Charlotte is essentially flat against its five-year average. Gulf-access canal homes remain the most sought-after segment for both residents and investors.
The 5-Year Trend: The Number Most Updates Skip
Here's what makes this market moment unusual. Punta Gorda prices are 13.5% below their five-year average. That means you're buying at a discount to what the market has averaged over the past five years — not just relative to the peak.
Port Charlotte is essentially flat at -0.6% versus its five-year average. County-wide, prices are only 0.3% above the five-year average. The exception is waterfront, which sits 6.7% above its five-year average — which tells you exactly which segment buyers are competing hardest for.
Charlotte County Overview
Charlotte County: - Median sold price: $321,000 (down 4.6% year over year) - Median list price: $349,000 - Active listings: 3,052 homes | 4.8 months of supply - Average days on market: 107 - Recent closed sales: 611 transactions (flat year over year) - Price trend: +0.3% compared to 5-year average
Add no state income tax and property taxes that consistently run lower than neighboring Sarasota and Lee counties, and the value case for Charlotte County is straightforward.
Waterfront
Waterfront: - Median sold price: $522,000 (down 0.4% year over year) - Median list price: $555,000 - Active listings: 916 homes | 4.7 months of supply - Average days on market: 116 - Recent closed sales: 187 transactions (up 35.5% year over year) - Price trend: +6.7% compared to 5-year average - Top communities: Punta Gorda Isles, Burnt Store Isles, South Gulf Cove, Boca Grande
Waterfront is the one segment where the five-year trend is positive. Gulf-access and sailboat-water homes command a 15-25% premium over general canal properties, and that gap is holding.
What "Months of Supply" Means in Plain English
Months of supply measures how long it would take to sell every home currently on the market at the current pace. Under 3 months favors sellers. 6 months or more favors buyers. Every segment in Charlotte County is sitting between 4.6 and 4.9 months — right in the middle. Balanced market, every segment.
Why Prices Are Easing While Sales Climb
Sellers are pricing to where buyers actually are instead of anchoring to last year's numbers. Insurance costs have stabilized relative to 2024 and 2025. And buyers who sat on the sidelines for two years are running the math and realizing that waiting has a cost too — especially when prices are 13.5% below their five-year average in Punta Gorda.
Punta Gorda vs Port Charlotte: Which One Fits Your Budget
Punta Gorda runs about $10,000 higher on the median sold price and showed slightly faster sales velocity in mid-July. Port Charlotte gives you more inventory and a bit more room to negotiate. Neither is the wrong answer — it depends on whether sailboat access, proximity to downtown Punta Gorda, or price-per-square-foot is the priority.
