Housing: What Does a Home Actually Cost?

Charlotte County is one of the most affordable markets on Florida's Gulf Coast. Here are the current numbers from our live MLS data:

For comparison, Sarasota's median is around $420,000 and Naples is over $600,000. Charlotte County delivers the same Gulf Coast lifestyle for significantly less.

Monthly mortgage example: A $300,000 home with 20% down ($60,000), 30-year fixed at 6.3%, equals approximately $1,490/month in principal and interest. Add taxes, insurance, and HOA (if applicable), and your total monthly housing cost is roughly $2,200 to $2,800.

Property Taxes: How Much Will You Pay?

Charlotte County's property taxes are among the most reasonable in Florida:

  • Effective tax rate: ~0.96%
  • Median annual property tax: ~$1,780 (on a median-value home)
  • Homestead exemption: $50,000 off assessed value for your primary residence
  • Save Our Homes cap: Annual assessed value increases capped at 3%, regardless of market appreciation

Real example: On a $300,000 home with homestead exemption, your taxable value drops to $250,000. At current millage rates, that's roughly $2,400/year — or about $200/month.

Compare that to what you're paying in New Jersey ($8,000–$15,000/year), New York ($5,000–$12,000/year), or Connecticut ($6,000–$10,000/year). The savings are dramatic.

Home Insurance: The Real Number

Florida's insurance costs are the highest in the nation — there's no sugarcoating that. The statewide average hit $8,292/year in 2025. But Charlotte County homeowners typically pay less than the state average:

  • Key cost drivers: Roof age (biggest factor), home construction year, wind mitigation features
  • How to lower it: Wind mitigation inspection ($125, saves 25–45%), shop multiple carriers annually, bundle home and auto

Good news: The market is stabilizing. Citizens Insurance is cutting rates 8.7% in June 2026. Ten major carriers filed rate decreases last year.

Charlotte County is genuinely affordable by Gulf Coast standards. The combination of lower home prices, reasonable property taxes, no state income tax, and the homestead exemption creates a financial picture that's hard to beat anywhere on the Gulf Coast.

But I won't pretend it's cheap everywhere. Insurance is expensive. Utilities run higher than you might expect because of summer AC. And you need a car for everything. Budget honestly, and Charlotte County delivers outstanding value. Budget on wishful thinking, and you'll be surprised by the bills.
