Charlotte County sits between Sarasota and Fort Myers on Florida's southwest coast. It includes Punta Gorda, Port Charlotte, Englewood, and some of the best waterfront living on the Gulf. And yet, most relocators have never heard of it until they've already overpaid in a neighboring county.

How Does Charlotte County Compare to Sarasota and Naples?

The numbers tell the story. Sarasota's median home price sits around $420,000. Naples is well over $600,000. Charlotte County's median sold price in Punta Gorda is $332,000, and in Port Charlotte it's $287,750.

That's an $88,000 gap between Charlotte County and Sarasota — and nearly $300,000 less than Naples. For the same Gulf Coast lifestyle, the same sunshine, the same no-state-income-tax benefit.

Here's what that price difference buys you in Charlotte County:

  • Port Charlotte: Three-bedroom, two-bath home with pool, lanai, two-car garage, and in many cases canal access — starting in the low $300,000s
  • Punta Gorda: Walkable historic downtown, Fishermen's Village, waterfront dining, and Punta Gorda Isles with world-class sailboat-access canals — starting in the mid-$300,000s
  • Englewood: Quiet coastal community with beach access to Manasota Key — one of the last undeveloped barrier islands on the Gulf Coast

What Does Charlotte County Actually Offer?

Charlotte County isn't just cheaper — it delivers a genuine Gulf Coast lifestyle that rivals its more famous neighbors.

Waterfront and boating: Charlotte Harbor is one of the largest natural harbors on Florida's Gulf Coast. Punta Gorda Isles offers over 50 miles of sailboat-access canals with no fixed bridges to the Gulf. Port Charlotte has powerboat-access canals starting at a fraction of PGI's prices. If you're a boater, this is one of the best values on the entire Gulf Coast.

Downtown Punta Gorda: A walkable historic downtown with independent restaurants, galleries, Fishermen's Village, waterfront parks, and a farmer's market. It consistently ranks among the best small towns on Florida's Gulf Coast.

Outdoor recreation: Peace River kayaking, Charlotte Harbor fishing, Gulf beach access through Englewood and Boca Grande, nature preserves, and year-round outdoor living.

Lower cost of living: Property taxes average about 0.96% effective rate. The homestead exemption knocks $50,000 off your assessed value. The Save Our Homes amendment caps annual increases at 3%.

Buyer's market: Both Port Charlotte and Punta Gorda currently have over 6 months of supply, with homes sitting 93–96 days on market. Buyers have negotiating power and choices that don't exist in Sarasota or Naples right now.

Why Isn't Charlotte County on the "Best Places" Lists?

Honestly? Because it's smaller and less marketed. Sarasota has world-class arts organizations and Siesta Key Beach. Naples has Fifth Avenue and billion-dollar estates. Those places generate national press.

Charlotte County doesn't have that kind of marketing machine. What it has is substance — real value, real waterfront, real community, and real affordability. The people who find it usually find it by accident, after getting sticker shock in Sarasota or Naples. And they're consistently glad they kept looking.

The other reason: Charlotte County took a direct hit from Hurricane Ian in September 2022. That event shaped national perception. But the rebuilding is largely complete. Thousands of homes now have new roofs, new windows, and updated construction. Buyers purchasing rebuilt or renovated homes often get better insurance rates than untouched properties in neighboring counties.
